We acquired two buildings from different owners in a Conservation Area and negotiated planning consent to replace them with a 54,000 sq ft office development. Using our own equity we raised bank finance to fund this speculative development. It was let within months of completion to Close Brothers Plc for their new headquarters. Additionally we created a pedestrian thoroughfare which helped link the property to Broadgate.

Waitrose, Crowborough, East Sussex
We purchased, as a joint venture, an existing 20,000 sq ft Waitrose store, obtained planning consent to create a new 45,000 sq ft store with new car parks and roads and let the completed development to Waitrose on a 25 year lease.

Featherstone Street, London EC1
We obtained planning consent for change of use to offices and an increase in floorspace from 40,000 sq ft to 50,000 sq ft. We stripped the building back to its structural frame, added the new floor, reconfigured the services core and refitted it to a high specification with new mechanical and electrical systems. This was a speculative development using our own equity and bank finance. The property was let on completion to BT Plc on a 25 year lease.
